This service is for homeowners who see active leaks, signs of past water entry, or visible damage to the roof surface. It is also for those whose insurance company requires documentation of roof condition, or who want a problem diagnosed before it spreads. Most repairs involve finding the actual source of water entry, which is often not where the stain appears inside, and fixing that point with new material installed to code. The work ranges from replacing a few damaged shingles to rebuilding flashing around chimneys, vents or roof-to-wall transitions.

The repair includes Marcus inspecting the roof to find the actual source of the leak, which often means removing shingles or other material to see the deck and flashing underneath. Once the source is identified, the job includes replacing damaged wood decking, installing new underlayment over the repair area, and applying new shingles, tile, flashing or sealant to match the existing roof. The work includes taking photos before and after, pulling a permit if the repair area exceeds the size the county allows without one, and scheduling the required inspection. All debris from the repair is removed and the area is cleaned with a magnetic sweep for nails.
The service does not include replacing the entire roof when damage is widespread. It does not include repairs to gutters, soffits, fascia or interior ceilings and walls, though we identify damage to those items during the inspection. It does not include ongoing maintenance contracts, which are covered under the separate roof inspections and maintenance service. It does not include emergency tarping, which is billed separately if needed before the repair can be scheduled.

Once you sign, we pull the permit, order materials and give you a start date, usually within two weeks.
Most homes are done in one to three days. We clean up every evening, pass the final inspection, and hand you the warranty and inspection reports.
The process described on the home page applies to this service, with the inspection, written quote and scheduling handled the same way. Once the repair is scheduled, the crew arrives in the morning with all materials and a vehicle to haul away old material. The first step is to cover landscaping, air conditioning units and anything else near the work area with tarps. The crew then removes shingles or other roofing material around the problem area, cutting back far enough to see the full extent of damage to the deck and underlayment. Any rotted or soft wood is cut out and replaced with new plywood or OSB sheathing that matches the thickness of the existing deck. New underlayment is rolled out and fastened over the repair area, lapping onto the old underlayment to create a watertight seal.
New shingles, tile or metal are installed to match the existing roof in color, profile and fastening method. Flashing is formed and installed around any penetrations or transitions, sealed with roofing cement where required by code. The crew cleans up all debris, runs a magnetic sweep over the work area and surrounding ground, and hauls away old material the same day. If a permit was required, the county inspector visits within a few days and we send you a copy of the passed inspection report along with photos of the completed work.

Can you find a leak if I do not see it from outside? Yes. Most leaks originate at flashing, valleys or nail holes that are not visible from the ground. Marcus goes up on the roof and into the attic if needed, traces the water path, and takes photos of the source.
Will you repair just the leak or do I have to replace the whole roof? If the rest of the roof is sound, we repair just the problem area. If the inspection shows widespread damage or a roof near the end of its life, we will recommend replacement and explain why, but the decision is yours.
Do small repairs need a permit? Repairs under a certain square footage, typically 100 square feet, do not require a permit in most of Hillsborough County. Anything larger does. We pull it if needed and include the cost in the written quote.
