We install new flashing around all penetrations including vents, drains and edges. We seal every seam with heat welding for TPO or torch application for modified bitumen. We test drainage to confirm water flows to the drains or scuppers without pooling. The job includes hauling away all old material, cleaning the site daily, pulling the permit, and scheduling the final inspection. It does not include structural repairs to the framing or joists below the decking. It does not include interior repairs to drywall, paint or insulation damaged by prior leaks. It does not include adding slope to a roof that was built flat, which requires reframing. It does not include coating or resurfacing a roof that is too far gone to extend its life. If the inspection reveals structural issues or inadequate drainage that requires regrading, that work is quoted separately before the roofing begins.

For flat and low-slope roofing, the work on site begins with protecting landscaping and setting up the dumpster or dump trailer directly below the work area. The crew removes the old membrane, flashing and any gravel or coating down to the bare decking. Marcus inspects the exposed deck and marks any sheets that need replacement due to rot or delamination. The crew removes and replaces those sheets, then sweeps and cleans the surface. If insulation is part of the job, it goes down next, fastened according to code. The new membrane is rolled out, cut to fit, and fastened or adhered depending on the system. For modified bitumen, seams are heat-sealed with a torch. For TPO, seams are welded with a hot-air gun. Flashing is installed around all penetrations and edges, sealed and fastened. The crew tests the drains by running water across the roof to confirm proper flow. A final inspection by the county confirms the installation meets Florida building code. The job on a typical one-story porch or addition takes one to two days. Larger flat-roof homes or commercial buildings take longer depending on square footage.

TPO is lighter in color and can reduce cooling costs. The choice depends on the structure, budget and preference.
Do flat roofs leak more than sloped roofs? A properly installed and maintained flat roof does not leak more than a sloped roof.
